General terms and conditions for tenants

When you use one of our services, you automatically accept our general terms and conditions.

Power Staffing AB always draws up the rental contract. The rental contract is drawn up in two identical copies, one of which is kept by the landlord and the other by the tenant. All contracts are always signed by both parties. Rent is not paid until a rental contract is signed by both parties.

The tenant must pay the landlord the rent and additions to the rent according to the contract without reminder in advance no later than the last weekday before the end of each calendar month.

Until further notice agreement
The agreement must be terminated to cease to apply. If the landlord terminates the agreement, the termination date is effective 1 month from the termination date.

In case of termination by the tenant, 1 month's notice also applies there.

Fixed period
The rental period runs during the period specified in the agreement. The agreement may also be terminated before this time. In that case, the same notice period as for open-ended contracts applies.

The apartment may only be used as a residence. The tenant may not assign this agreement to anyone else.

The tenant also undertakes to

  • well cared for the apartment and the furniture etc. which is included in the rental.
  • not without special permission to put up notices, signs, awnings, outdoor antennas or the like on the property and to take care of removal and, where applicable, re-installation when repairing the property.
  • at your own expense, dispose of waste that is unsuitable for disposal, waste bins or waste rooms
  • follow the rules of order in the house
  • observe everything that is otherwise required to observe health, order and good condition in the property
  • upon moving out, leave the apartment well cleaned and then, together with the person in charge, inspect the rental property and hand over all door and door keys to the apartment, even if the keys were acquired by the tenant. health, order and good condition in the property
  • responsible for damage caused by abnormal wear and tear, for example due to smoking, grease stains and pets.
  • do not smoke in the accommodation and if this is done, a fine of at least SEK 20,000 is issued or if a renovation of the apartment is needed, the tenant is responsible for the amounts the renovation costs.

If the property is rented out furnished, you as the landlord should draw up an inventory list of the furniture and fixtures in the home. Any damage to the apartment and fixtures should also be noted in an inspection report.

The tenant signs the inventory list upon moving in and then confirms the inventory and the condition they are in. An inspection report should also be signed.

At the end of the rental period, it is the landlord's responsibility to check the inventory, inspect the home, and acknowledge and approve the tenant's care in an inspection protocol that is signed by both parties. Ensure that both parties receive a copy of the signed inventory list as well as the inspection report.

The tenant is responsible for damage to or loss of furniture or housing, unless he or she can prove that he or she and someone he or she is responsible for are not responsible for the damage.

To avoid misunderstandings, we urge both parties to photograph any damage to the rental property before moving in.
